DESCRIPTION
The land comprises two blocks of arable land extending in total to 116.39 acres (47.10 hectares) or thereabouts. The land is classified predominantly as Grade 4 with Foggathorpe series soils well suited to growing cereals, oilseeds and grassland. There are no services to the land.
LOCATION AND ACCESS
The land lies to the north of the town of Howden, near Goole. Lot 1 is located east of Spaldington and is accessed via a stoned central access track leading north from Spaldington Road which connects the B1228 and A614. The access is signposted 'Firtree' and shaded purple on the boundary plan.
Lot 2 is located to the west of Spaldington and is accessed via a tarmac road leading east from the B1228. The access is shaded orange on the boundary plan and is shared with 'R100 Energy'.

BASIC FARM PAYMENT
The outgoing tenant has made the claim for the 2023 BPS which will be retained and the ingoing tenant will indemnify the outgoing tenant for any breaches of the cross compliance rules until 31st December 2023. The Basic Payment Scheme reference amount is not included with the land.
NITRATE VULNERABLE ZONE
The land included within Lot 1 is located within a Nitrate Vulnerable Zone. The land included within Lot 2 is not located within a Nitrate Vulnerable Zone.
DRAINAGE RATES
Drainage rates are payable to the Ouse and Humber Drainage Board
COST OF AGREEMENT
The successful Tenant(s) will be expected to contribute £300 towards the cost of setting up the Farm Business Tenancy
TERMS OF THE TENANCY
- The land will be let for an initial two - year term commencing on 1st October 2023.
- The Tenant wil luse the land for agricultural purposes only.
- Early entry will be available subject to the clearance of the current Tenant's crop and signing of the FBT agreement
- The rent will be payable half yearly in advance
- The Tenant will be responsible for all outgoings
- Subletting or assignment is not permitted
- The Tenant will be responsible for all hedges and for keeping and leaving the land in good condition
An indication of your intended cropping should be included on the tender form
METHOD OF LETTING
The land is to be let by informal tender on a Farm Business Tenancy Agreement for a term of 2 years commencing on the 1st October 2023.
Interested parties should submit their tender rent for the land by 12 noon on Wednesday 6th September 2023 on the Tender Form provided and in a sealed envelope clearly marked "Land at Spaldington - Tender". Tenders should be based on a fixed rent per annum for the two years. We recommend that tenders are submitted for an odd figure to prevent two identical tenders being received. The Landlord reserves the right not to accept the highest or any tender.
